Site Classification Reports (Soil Testing) Sunshine Coast
Site Classification Reports (commonly known as a soiltest) are normally required before the construction of houses, extensions, buildings, large sheds, and structures such as bridges and walkways. It is often a requirement in contracts that a site classification report is undertaken prior to purchasing a block of land, just to ensure there are no ‘surprises’ with the allotment, and that it is suitable to build on. All Site Classification Reports are tested to AS2870 & AS1726 requirements, with the drilling on site undertaken by modern 4WD drilling rigs. In the event of limited or no access for these vehicles, hand augers or motorized post-hole diggers are used. Dynamic Cone Penetrometers are used on site also, which are helpful in establishing bearing capacity to confirm founding depths. Site conditions, surface slope and photos are also documented while on site.
Samples of the soil are then taken back to the laboratory and tested, which are one of the main factors in determining the classification of the site. The two most important things within a Site Classification Report are the target stratums (recommended founding depths), and the actual classification of the site (which can be either A, S, M, H1, H2, E or P). Once the Site Classification Report has been completed, it is normally passed on (by the client or builder) to a suitably qualified engineer to design a slab and footing design, or a stump layout.
It really cannot be stressed enough about the importance of getting a ‘soiltest’ done, as evidence has shown that it can extensively reduce future slab problems (cracks and movement etc etc), due to an engineer designing the slab correctly from the information they received from the classification of the site.

Global Testing’s 4WD drilling rigs are capable of drilling to depths of 10m, and taking shrink/swells or disturbed samples, depending on the requested requirements. Dynamic Cone Penetrometer Testing and Pocket Penetrometers are often undertaken also, which aids in establishing estimated bearing capacity.
Global Testing can also sample CBR’s etc, and deliver these to laboratories for testing.
Effluent Disposal Reports (sometimes referred to as wastewater design or percolation testing) is normally required if the allotment is in an unsewered area, and requires some form of on-site effluent disposal. A report may also be required on sites that have a ‘failing’ system or if extensions to an existing residence are being undertaken.
Borelogging and Percolation testing is undertaken in accordance with AS1547-2012 & The Plumbing & Wastewater Code in a proposed suitable location, based on local council rules and set-backs. After Testing, suitable systems are selected and discussed with the owner. These can range from Primary Quality Systems (e.g Septic Systems) to Advanced Secondary Systems (e.g Treatment Plants and Sand Filters). Lists of approved systems can be obtained from local council, or Global Testing can inform you of approved systems. We then discuss with the owners which form of irrigation method is permitted on the allotment, and which best suits their requirements. Irrigation areas can often be designed to incorporate gardens or lawn, and work in with landscaping plans the owners may have.
Reports are then issued, and submitted (by the client or builder) to the local council plumbing department, and upon approval, the client can then contact an authorized installer to install the system. All plumbing works must be undertaken by a suitably qualified installer. Once installation is complete, either the council or designer will inspect the constructed system, and issue the appropriate certificate (varies depending local council requirements).
